How to Write an Attractive Description for Your Online Rental

Listing your online rental property is a great way to attract attention to the property and ensure it is highly visible to interested parties. Writing a description of your property, however, can be a difficult process. How do renters make decisions about the properties they want to apply to rent? Tip #1: Look at the Pictures

What pictures will you be using to go along with your listing? Ideally, you want your description to complement those photos  and vice versa. If, for example, you want to include information about the gorgeous stone fireplace or the stunning community pool, make sure that those pictures are included in the listing so potential renters can get a better look at exactly what they’re going to find when they come to the property. Conversely, if you’re going to include things in the photos, make sure there’s information in the description that will help highlight those key features.

Tip #2: Know What Renters are Looking For

Different types of properties are geared toward different types of potential tenants. If your property is in an affluent area, you may rent to higher-class tenants than if, for example, your property is in a poorer area of town. Do some research into what renters are looking for. If you’re renting to families with children, you might want to highlight your local school district or easy access to parks. Renting primarily to seniors? You may attract more applications if you highlight the public transportation system with easy access from the property. Consider what renters most want from their properties, then see how many of those things you’re able to give them – make sure that they appear in your description.

When renters visit your listing, they’re looking for details about your property. They want to know all the key facts: how many bedrooms the property has, how many bathrooms, and what the property looks like. More than that, however, they want the details. How many square feet is the rental? How large are the bedrooms? Does it have adequate storage? Take the time to check out your property’s details from a renter’s perspective. The more details you include, the better it will help your potential renters understand the property and determine whether it’s right for them.

More renters than ever are looking for convenience when they fill out their rental applications. They want to be able to handle everything from the application to the background check from their computers, without having to visit you in person to fill out that vital information. An online rental application isn’t just convenient for your tenants – it’s also ultimately more convenient for you! By using an online rental application, you’ll discover that you’re able to reach a wider range of potential renters who might not be able to visit the property in person several times before applying.

Tip #5: Include the Price

There’s nothing more frustrating for a potential tenant than browsing through rental listings, discovering they’ve found what appears to be the perfect property, and then learning there’s no price listed. For most renters, knowing the property fits into their budget is critical in deciding where they want to rent. Not only that, you don’t want to go through with processing an application only to discover a tenant can’t actually afford your property. Include the price of the rental in your description. If you really want to increase the number of applicants you have for your property, make sure that it’s competitive. You don’t want to list your property well above current market value, only to discover that no one is really interested in renting it.

Tip #6: Make Minor Repairs Before Listing

Pictures are worth a thousand words – this is especially true when it comes to creating an online rental listing. Interested applicants want to see exactly what the property looks like. To make the property more appealing, take the time to make those minor cosmetic modifications that make such a big difference. Include the upgrades that you’ve made most recently in your listing. Did you just put in new appliances? Take care of some basic landscaping in front of the property? Your online rental listing needs to make your property look great, but you don’t want to state – or imply – anything that isn’t true about the property. Renters don’t want to be in for an unpleasant surprise when they walk into the property for the first time. Inaccurate descriptions will make you look untrustworthy, which could decrease interest in your properties long-term or decrease satisfaction when renters sign up with your property. Accuracy is a critical part of your relationship with your future tenants!

Tip #8: Put Together a Compelling Headline

The headline is one of the most important parts of the listing. Many interested tenants will skim through headlines before sitting down to actually read the more content-heavy part of the listing –  so make sure you include the right information right up front. Put together a headline that includes important information like location, square feet, and price so interested tenants can easily check out the most vital information in one glance. Carefully spellcheck your headline, and avoid excessive punctuation, which sends an unprofessional impression.

Tip #9: Post Your Description Where It Matters

You don’t want to reach just a couple of potential tenants with your online rental listing. You want to reach as many as possible! Make sure you’re choosing the right location for your listing. Spread it on social media. Encourage others to share your listing. With the right audience, you significantly increase the odds you’ll find the renter you really want for your property.
