Should I Make My Long-Term Rental A Vacation Rental? Part 1

With the growing popularity of vacation rentals, you may have considered turning your long-term rental into a vacation rental. There are lots of things to consider when it comes to making the switch. So, where do you start?

First of all, check out your property to see if your home has what it takes to be a vacation rental. When people are looking for lodging, there are certain amenities that they request. If you have all or most of these, then your property might make a fantastic vacation rental:

1. Swimming Pool

Nothing says “vacation” like a swimming pool. If you live in an area that has a warm or tr even tropical, like Florida or California, then a pool is practically a must. Bonus points if you have lounge chairs, pool towels, and a boogie board!

2. Pet-Friendly Policies

Lots of people travel with their pets, so a pet-friendly home is appealing. In addition to allowing animals, you can also highlight features that their pet would like. Does the property have a fenced-in backyard or a doggy door? Does the room feature a pet bed?

3. Television and DVD Player

Even on vacation, people still want to stay caught up on their favorite sitcom. Updated electronics will be more user-friendly for the millennial crowd. If you have your own library of DVDs to use, then you’ll earn extra kudos.

4. Internet

Internet is important, especially wi-fi. This is pretty much an essential, so unless you’re advertising a “get-away-from-it-all” vibe, your guests are going to expect this.

5. Access to Recreational Activities

What will visitors be interested in doing? If you’re in Colorado, then quick access to hiking trails and microbreweries would all be pluses. If you’re near San Francisco, then access to the bay, art museums, and eclectic restaurant choices would appeal to potential lodgers.

6. Outdoor Space

Picturesque patios, well-manicured backyards, and wraparound front porches are all highly-demanded features. Lodgers want to have a serene place to drink their morning cup of coffee and get ready for the day.

7. Ability to Process Credit

Processing credit cards, either through a website or by using a credit card reader, will give you and your lodgers flexibility when it comes to payments. Plus, it’s easier to track than cash.

8. Rec Room

A pool table, foosball table, or other indoor games are appealing. These are great diversions and people traveling with kids or teens will appreciate these items.

9. Fireplace

This is especially true if you live in an area that is cooler or snowy in the winter times. If the property is a cabin or chalet, then this feature is a must. Be sure it’s in working order and meets all safety standards so that it can be used.

10. Kid-Friendly Amenities

Families will be on the lookout for safe, kid-friendly properties. Having outdoor play equipment, games, children’s DVDs, high chairs, and other items will stand out to potential visitors.

Is your property something to write home about? In addition to these amenities, a property should represent the “classic experience” for a vacation in your area. A quaint Cape Cod home with antique decor will appeal to vacationers in Massachusetts who are taking a trip to see the fall colors. A rustic chalet with a fireplace is perfect for people visiting Montana for a ski excursion.
