    ADDING YOUR PROPERTIES

    Your property listings show potential tenants your property’s features. Once you’ve created your account, you can start adding your properties. After adding your properties, you’ll be able to use our marketing features to attract tenants with our eye-catching, professional property listing webpages. Your properties will be in your account even after you’ve found a tenant, so you won’t have to re-type information the next time you have a vacancy. Once you fill your vacancy, simply turn off the accepting applications feature.

    Adding your first property steps

    • 1. To add your first property, log into your account and click on Add New Property from the dashboard or the Properties tab on the left menu.
    • 2. Click the Add New Property button.
    • 3. Enter your property details, including the address, rent amount, property details, amenities, and lease details.
    • 4. Add photos by uploading them from your computer or dragging and dropping them onto the page. There’s no limit to the number of photos you can add.
    • 5. Save your listing by clicking the Save button at the bottom of the page.

    Adding additional properties

    • 1. To add additional properties, log into your account and click on Properties from the left menu.
    • 2. Click the Add Property button.
    • 3. Enter your property details, including the address, rent amount, property details, amenities, and lease details.
    • 4. Add photos by uploading them from your computer or dragging and dropping them onto the page. There’s no limit to the number of photos you can add.
    • 5. Save your listing by clicking the Save button at the bottom of the page.

    ACCEPTING ONLINE APPLICANTS

    Our mobile-friendly online application feature makes it easy for tenants to apply to your property from anywhere. Plus, all the information is stored in your online account, so you can also access the application information 24/7 from anywhere. Prospective tenants can apply from your property listing, or you can invite individuals to apply.

    Begin accepting applicants

    • 1. To begin accepting applicants, login into your Turbo Tenant account and click Properties from the left menu.
    • 2. Click the Manage Property button for the property you wish to access.
    • 3. Find the Accepting Applicants area on the right side of the screen.
    • 3. Click the Start Accepting Applicants button to switch the feature on. You can tell whether or not your property is accepting applicants by reading the red No or green Yes by “Accepting Applicants.”

    Inviting prospective tenants to apply

    • 1. To invite a tenant to apply, log in to your account and click the Renters tab on the top left menu.
    • 2. Click Invite To Apply.
    • 3. Select the property from the drop-down menu and enter the prospect’s email address.
    • 4. Click Invite and your prospect will get an email with a link to view your listing and apply to the property.

    AUTOMATIC LISTING SYNDICATION

    Online marketing is a great way to give your rental exposure. On each of your properties, there is a button that will automatically syndicate your property to popular rental listing sites. With one click, you’ll be sending your listing out to sites like Rent.com, Apartments.com, RentJungle.com, PadMapper.com, LiveLovely.com, and dozens more. Your listing will remain active for 30 days, but you can easily renew your listing if you need more time.

    Turning on the online marketing feature

    • 1. To start marketing online, log in to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Next, if you haven’t already enabled it, click Start Accepting Applicants on the right side of the screen.
    • 4. Once you are accepting applicants, click the Start Marketing Online button that appears on the right side of the screen. To double-check if your property is marketing online, look fa green “On” by the words Marketing Online.
    • 3. Once you turn the feature on, your property will appear on the sites in 1-48 hours and it will be syndicated for 30 days. You can also turn off the feature at any time.

    Turning off the marketing

    • 1. To stop marketing online, log in to your account and click on click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Click the Stop Marketing Online button that appears on the right side of the screen. To double-check if your property is no longer marketing online, look for a red “Off” by the words Marketing Online.
    • 4. Once you turn the feature off, your property will be removed from the listings sites. This could take up to 48 hours depending on the listing site.

    Renew your listing

    • 1. To renew your listing, log in to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Click the Renew Marketing Online button that is located under the Marketing Online feature.
    • 4. To see how many days you have left, click the Properties tab in the left-hand menu. Next to Marketing Online, you will see the number of days left before it expires. You can always check back to see how many days are left and you can renew at any time.

    CREATING A CRAIGSLIST POST

    Craigslist gets over 50 billion page views per month, which makes it a popular place to post vacancy listings. Because of the site’s posting guidelines, it is not included in our automatic listing syndication. We do, however, make it easy for you to post to Craigslist by generating a code for each of your listings.

    Posting on Craigslist

    • 1. To create a Craigslist post, log in to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Click on the Post to Craigslist button that is located in the Post To Craigslist section.
    • 4. In the pop-up, follow the instructions to posting. You will need to have a Craigslist account to post.
    • 5. Your posting should be live within 15 minutes.

    CREATING PROPERTY FLYERS / BROCHURES

    We auto-generate flyers for you so all you have to do is print.

    Your property flyers will use the information in your listing, as well as the first three photos that you’ve included. These stylish flyers will show off your property’s best features.

    Printing a flyer/brochure

    • 1. To print a property flyer, login to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 2. Click on the Flyer button that is located to the right of your property title.
    • 4. Once you select the “Print Flyer” option, you will be taken to a print page where you can edit the printing properties.

    Changing the photos on your flyer

    • 1. If you want to change the photos that appear on your flyer, login to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Scroll down to the Property Information section and click the Edit icon.
    • 4. Remember, the flyer will use the first three photos in this section, in order from left to right, to create the flyer. To change the order of the photos, drag and drop them into order. To do this, click on the photo with your mouse and drag the photo to its new location.
    • 5. If you have fewer than three photos, you can add more in this section by dragging them from your computer or uploading them.

    EMAILING A PROSPECT

    Sending listing details via email.

    Even if you’re not marketing your property online, you can still get the word out by emailing your listing to a prospect. A prospect refers to a prospective tenant who is interested in your property. The emails that are sent to prospects include contact information and a link to your property listing and online application. Make sure that you have the accepting applicants feature turned on before sending emails so that your property listing website is active.

    Emailing a prospect a listing’s details

    • 1. To email a listing to a prospect, login to your account and click on Properties in the left-hand menu.
    • 2. On the properties page, find the listing and click the Manage Property button.
    • 3. Select Email icon from the Share your listing section.
    • 4. Your prospect will receive an email with a link to the listing and application.

    SENDING TURBOTEXTS

    TurboTexts are a mobile-friendly way to reach out to prospective tenants.

    With one click, a text message with your property listing will be sent to your prospective tenant through our site. Your tenant can view your listings on their phone from anywhere. Make sure that you’re accepting applicants before using this feature so that your prospects can view your listing. TurboTenant does not charge any fees to use this service, but standard text message rates from your carrier may apply.

    Sending TurboTexts

    • 1. To send a TurboText, login to your account and click on Properties in the left-hand menu.
    • 2. Click on the Text Link property.
    • 3. Enter the prospect’s phone number and click Send Text.
    • 4. Your prospect will receive a TurboText with the listing.

    SCREENING YOUR TENANTS

    Screening your tenants is extremely important, and can make you aware of a variety of risk factors, so we recommend collecting rental applications and screening all potential tenants over the age of 18. Comprehensive credit and criminal background checks are included in the tenant application fee, at no cost to the landlord.

    Requesting a credit and criminal background report

    • 1. To request a screening report for a potential tenant, login to your account and click Renters on the left-hand side menu.
    • 2. Find the tenant that you wish to screen and click Request Screening Report.
    • 3. Once you request a screening report, an email will be immediately sent to the tenant asking the prospective renter to log into their account, verify their identity, and share their report with you.
    • 4. As soon as the identity verification is completed by the tenant, the screening report will be delivered to your TurboTenant account and you will be sent an email letting you know the screening report is ready.

    Viewing the report

    • 1. To view the screening report on your tenant, login to your account and click Renters on the left-hand side menu.
    • 2. Find the applicant that you wish to view and click on their profile.
    • 3. Click on View Screening Report at the top of the applicant’s profile to see the results.
