As the landlord, you are able to choose between 2 applications to offer your prospective tenants — a $35 application that includes credit and criminal background checks, or a $45 application that includes credit, criminal, as well as eviction history. We provide all these free services for landlords, including free tenant credit and criminal reports by collecting and keeping the tenant application fee. Most owners don’t make any money off of application fees (since they have to pay for the credit and criminal reports) we make a little bit off them since we buy them in bulk at a cheaper rate than the average landlord. We also have some really neat features planned for the future that may make us a bit of money – but don’t worry we plan to keep the basics free to landlords forever.
How much is the tenant application fee? And how is it collected?
We currently charge a $35 ($45 for our TurboReport Pro) tenant application fee. We handle collecting this and allow a tenant to pay online with a credit card when they submit their rental application. You don’t have to do anything. We keep the application fee.
Where is TurboTenant based?
The Turbo Tenant headquarters are in sunny downtown Fort Collins, CO (Fun Fact: We are on the same street Main Street Disneyland was modeled after). Heck no. Once you set up your property we’ll save it for you (pictures, property description, amenities, etc.). Next time there is a vacancy just confirm the rent amount and availability date and you will be all set. Takes a couple minutes the first time and a couple seconds from then on.
