What is TurboTenant?
TurboTenant is easy and free software for landlords and property managers to market their rental properties, receive online rental applications, screen tenants and more.
Is TurboTenant a property listing website? Can I search all available rentals on TurboTenant?
No, we do not provide a general property or listing search on our website. If you are looking for a place to rent, all of our available properties for rent can be found on various third party listing sites such as Rent.com or Apartments.com. If you are interested in a specific TurboTenant property and a Landlord has directed you to us, you can fill out the form here to be sent the TurboTenant listing page to apply.
Why should I use TurboTenant?
Well, that’s easy! TurboTenant helps you with the entire rental process, starting at when you have a vacancy. We give you free tools to market your rental property, allow you to receive online rental applications, easily screen tenants and get their credit report and criminal background (backed by TransUnion – a major credit bureau) and more – all at no cost to the landlord or property manager. Can I still use TurboTenant if I only have a couple of units?
Of course! Most of our users have between 1 – 50 units. Whether you manage one property or hundreds, TurboTenant makes the whole rental process super easy. And it is free to manage any number of properties through TurboTenant.

How do I contact TurboTenant?
Where is TurboTenant based?
The TurboTenant headquarters are in sunny Old Town Fort Collins, Colorado (Fun Fact: We are on the same street Main Street Disneyland was modeled after). We also have some team members who work remotely, most in Colorado.
Is it just a free trial? Does it cost anything to sign up or cancel?
TurboTenant’s main suite of features are free, including rental marketing to dozens of sites, pre-screening questionnaires, online rental applications, tenant screening (which will be paid by the tenant in their application fee), and lead management. Additional features like state-specific leases and document e-signing are optional and may incur a small fee. For more details, see our pricing page here.
What are the different options available for the tenant screening reports?
There are two options available, TurboReport which is $35 and includes a credit and criminal background check. The second option is the TurboReport PRO which is $45 and includes an eviction report in addition to the credit and criminal background check. The most common practice is for the landlord to pass that cost on to the tenant, but landlords can opt to pay this themselves. See more details about our two report types here.
How does TurboTenant make money? Is there some sort of catch?
There’s no catch! We make money by collecting and keeping the tenant application fee. Most landlords don’t make any money off of application fees (renters have to pay for the credit and criminal reports), but since we buy them in bulk, at a cheaper rate than the average landlord, we can make a little bit off each application.
When does the tenant pay the application fee?
Renters pay when they apply to the property – this allows you to seamlessly get all their information and screening report without having to coordinate payment at a later time. There is no additional fee to get their screening report, and there is no fee to send the invitations or communicate with prospective renters.

How long after I market my property online can I find it on the rental listing sites?
Since we partner with dozens of websites the time in which it shows up varies from a couple hours to a couple days.

Can I customize the rental application?
TurboTenant allows you to customize your application by adding up to 4 additional questions. You can add your questions in the Settings section of your account and they will appear on the third page of the application in the Additional Questions section.
