What is TurboTenant?

TurboTenant is an easy and free software platform for landlords and property managers to manage their rental properties. You can use TurboTenant to market your rental units, receive online rental applications, screen tenants, accept rent payments, and track expenses and maintenance requests.

Is TurboTenant a property listing website? Can I search all available rentals on TurboTenant?

TurboTenant does not provide a general property or listing search on our website. If you are looking for a place to rent, all of our available properties for rent can be found on various third-party listing sites such as Rent.com or Apartments.com. If you are interested in a specific TurboTenant property and a landlord has directed you to us, you can visit our listing search page.

Why should I use TurboTenant?

Well, that’s easy! TurboTenant helps with the entire rental process, starting when you have a vacancy. We provide free tools to market your rental property, allow you to receive online rental applications, easily screen tenants, and get their credit report and criminal background (backed by TransUnion – a major credit bureau) and more – all at no cost to the landlord or property manager. The TurboTenant headquarters resides in sunny Old Town Fort Collins, Colorado. Fun fact: We are on the same street Main Street Disneyland was modeled after. We also have some team members who work remotely, most in Colorado.

Pricing Questions

Is it just a free trial? Does it cost anything to sign up or cancel?

This is one of our top most frequently asked questions. TurboTenant’s main suite of features is free, including rental marketing to dozens of sites, pre-screening questionnaires, online rental applications, tenant screening (covered by the tenant), lead management, and rent collection. Additional features like state-specific leases are optional and incur a small fee. For more details, see our pricing here.

How does TurboTenant make money? Is there some sort of catch?

A frequently asked question we hear a lot: ‘Is there some sort of catch?’ There’s no catch! TurboTenant makes money by collecting and keeping the screening fee. Most landlords don’t make any money off of screening fees (renters have to pay for the credit and criminal reports), but since we buy them in bulk, at a cheaper rate than the average landlord, we can make a little bit off each report.

When does the tenant pay the screening fee?

Renters pay when they apply to the property – this allows you to receive all their information without having to coordinate payment at a later time. There is no additional fee to see their screening report, and there is no fee to send the invitations or communicate with prospective renters.

How does TurboTenant help me find a tenant?

We send your listing out to dozens of the top rental listing websites so you get calls right away. We also create a professional website and flyers for you to show off your rental properties. You and your renters will also love the simplicity of our online application.

How long after I market my property online can I find it on the rental listing sites?

Since we partner with dozens of websites, the time your listing will show up varies from a couple of hours to a couple of days.

What does the rental application look like?

Can I customize the rental application?

TurboTenant allows you to customize your rental application by adding up to four additional questions. You can add your questions in the Settings section of your account, and they will appear on the third page of the application in the Additional Questions section.

Mobile App Questions

Does TurboTenant have a mobile app?

Yes! We launched the mobile app in November 2022. You can find the app in the App Store and on the Google Play Store

What can I do in the TurboTenant mobile app?

Currently, you can market your property, manage leads, pre-screen renters, invite a renter to apply, and request screening reports.
