    How does TurboTenant provide its services for free? Is there a catch?

    No catch. There is no cost for landlords or property managers to use any of TurboTenant’s powerful software features. We do charge the tenants a one-time application fee to help cover our costs. We keep the application fee and you get the software free!

    TurboTenant is easy and free software for landlords and property managers to market their rental properties, receive online rental applications, screen tenants and more.


    Why should I use TurboTenant?

    Well, that’s easy! TurboTenant helps you with the entire rental process, starting at when you have a vacancy. We give you free tools to market your rental property, allow you to receive online rental applications, easily screen tenants and get their credit report and criminal background (backed by TransUnion – a major credit bureau) and more – all at no cost to the landlord or property manager. You get amazing enterprise-grade features for free. A better question is: What landlord wouldn’t want to use TurboTenant?


    Can I still use TurboTenant if I only have a couple of units?

    Of course! Most of our users have between 1 – 50 units. Whether you manage one property or hundreds, TurboTenant makes the whole rental process super easy. And it is free to manage any number of properties through TurboTenant.


    Is it just a free trial? Does it cost anything to sign up or cancel?

    TurboTenant is totally free to landlords. There is no cost to sign up or cancel. It’s not just a free trial — it’s free forever!


    How do I screen an applicant through your site?

    In order to screen an applicant, you’ll first need to create an account and add your property information. You’ll then turn on Accepting Applications and send your property link to the interested applicant. Once they’ve paid for and submitted the application, you’ll have the option to request a screening report.


    My tenant has already filled out a paper application, can I use it to obtain a screening report through your site?

    In order to obtain a screening report, the applicant will need to complete our online application. However, if you already have all the applicant’s information on the paper application, they can simply fill out the required fields to keep the process simple.


    Can I search your site for available property listings?

    We are not a property listing site. All of our active properties are marketed on third party sites, and you will be directed to TurboTenant to apply directly to a property.


    How do I apply to a property?

    You’ll need the property ID, complete address, or landlord name. Once you have this information, you can pull up the property page and application here.

    We send your listing out to dozens of the top rental listing websites so you start getting calls right away. We also create a professional website and flyers for you to show off your rental properties. You and your tenants will also love the online application.

    How does TurboTenant make money?

    We provide all these free services for landlords, including free tenant credit and criminal reports, by collecting and keeping the tenant application fee. Most owners don’t make any money off of application fees (since they have to pay for the credit and criminal reports) we make a little bit off them since we buy them in bulk at a cheaper rate than the average landlord. We also have some really neat features planned for the future that may make us a bit of money – but don’t worry we plan to keep the basics free to landlords forever.


    How much does the tenant pay? What is the application fee?

    As the landlord, you are able to choose between 2 applications to offer your prospective tenants — a $35 application that includes credit and criminal background checks, or a $45 application that includes credit, criminal, as well as eviction history.

    The TurboTenant headquarters are in sunny downtown Fort Collins, Colorado (Fun Fact: We are on the same street Main Street Disneyland was modeled after). We also have some team members who work remotely, most in Colorado.

    Do I have to redo the property profile for every future vacancy?

    Heck no. Once you set up your property we’ll save it for you (pictures, property description, amenities, etc.). Next time there is a vacancy just confirm the rent amount and availability date and you will be all set. Takes a couple minutes the first time and a couple seconds from then on.
