What is TurboTenant?
TurboTenant is software for independent landlords looking to market their rental properties, receive online rental applications, screen tenants, collect rent online, and more. It gives independent landlords the same tools as the big property management companies.
Is TurboTenant a property listing website? Can I search all available rentals on TurboTenant?
No, we do not provide a general property or listing search on our website. If you are looking for a place to rent, all of our available properties for rent can be found on various third party listing sites such as Rent.com or Apartments.com. If you are interested in a specific TurboTenant property and a Landlord has directed you to us, you can go here to search for the TurboTenant listing page to apply.
Why should I use TurboTenant?

How do I signup for TurboTenant?
Where is TurboTenant based?
The TurboTenant headquarters are in sunny Old Town Fort Collins, Colorado (Fun Fact: We are on the same street Main Street Disneyland was modeled after). We also have some team members who work remotely, most in Colorado.
Is there a free trial? Does it cost anything to sign up? Can I cancel before paying?
Yes! There is a free 30-day trial where you can test out TurboTenant yourself. You don’t need to give your credit card to start the trial, and you can cancel at any time. Your TurboTenant account includes rental marketing to dozens of sites, pre-screening questionnaires, online rental applications, tenant screening (which will be paid by the tenant in their application fee), lead management, rent payments, maintenance requests, and so much more! Do I have to pay per property I manage?
Nope! Unlike the other guys out there, TurboTenant is the same flat monthly or annual price no matter how many properties you own or manage.
What are the different options available for the tenant screening reports?
There are two options available, TurboReport—which is a $35 application fee charged to the renter—and includes a credit and criminal background check. The second option is the TurboReport PRO—which is a $45 fee charged to the renter—and includes an eviction report in addition to the credit and criminal background check. The most common practice is for the landlord to pass that cost on to the tenant, but landlords can opt to pay this themselves if they wish.
When does the tenant pay the application fee?
Renters pay when they apply to the property – this allows you to seamlessly get all their information and screening report without having to coordinate payment at a later time. There is no additional fee to get their screening report, and there is no fee to send the invitations or communicate with prospective renters.

We send your listing out to dozens of the top rental listing websites so you start getting calls right away. We also create a professional website and flyers for you to show off your rental properties. You and your renters will also love the simplicity of our online application.
How long after I market my property online can I find it on the rental listing sites?
Since we partner with dozens of websites the time in which it shows up varies from a couple hours to a couple days.
What rental listing sites does TurboTenant post my property to?
We post to dozens of places, but we’ve found most of our landlord’s leads come from Facebook Marketplace, Realtor.com, Zumper, RentPath, ApartmentList, Apartments.com, and Home.com.
What does the rental application look like?
Can I customize the rental application?
TurboTenant allows you to customize your application by adding up to 4 additional questions. You can add your questions in the Settings section of your account and they will appear on the third page of the application in the Additional Questions section.
Can you restrict partial payments so that only the full amount can be paid at one time?
At this time partial payments are not allowed. At some point, we’ll make it a setting to allow partial payments if you allow them but to initially tenants can only pay the full rent or fee amount.
Can I charge late fees? What about security or pet deposits?
You can charge your tenants for any one-time fee or deposit! However, at this time late fees will not be automatically calculated or charged.
What info do I need to collect from my tenant?
If your tenant applied online through TurboTenant, you don’t need to collect any additional information from them. As long as the tenants are part of a lease within TurboTenant, they will be notified about any outstanding charges.
