"We live in a maintenance-free community. My lease renewal has a new section saying we're now responsible for powerwashing the driveway, walkway, and patio. Is the landlord delegating their role? "

TurboTenant’s Take
Well, Squeas, we must admit: this is an unusual situation!
A maintenance-free community usually means that everything on the exterior of your rental unit and the yard will be handled by your landlord.
Adding the powerwashing requirement is adding maintenance tasks to your plate, so we recommend politely asking your landlord some follow-up questions to understand more while expressing any concerns you have. If you’re comfortable powerwashing, ask if your monthly rent could be lowered for taking on this additional responsibility.
If you’re uncomfortable or unable to powerwash, let your landlord know sooner rather than later.
Have you ever struck a deal with a tenant to reduce their monthly rent costs?
