    I am curious how other people are setting prices for their rental? I have always monitored the surrounding area for rentals that are similar to mine for 2-3 months prior to get a feel of what things are renting for. Then trying to get a price that get closer to the higher end of that range.

    That price should atleast cover some buffer for repairs and issues that will arise throughout the year. My main goal is being competitive but renting it out quickly.

    What strategies do you guys use?

    I have Zillow alerts email me every time a similar rental house is advertised so I can see the general trend.

      I am doing similar things with Zillow and Apartments.com to get the information for my property.

    How are people staying close to market rate when state and city impose rent controls like it appears is going to happen here in the State of Washington?
