What is the best strategy for growing my rental portfolio?

I’m looking to expand my rental portfolio in 2025 and would love some advice from fellow landlords. Should I focus on purchasing multiple properties in the same state or city to keep management easier, or is it better to spread out across different states/cities? Also, should I be sticking to single-family homes, or is it worth considering apartments and condos for rental income?
