Marketing best practices to avoid vacancies?

Vacancies reallllyyyy has been cutting into my cash flow. I feel like I’m marketing my rental well. I’ve been listing the vacancy online but am struggling to get quality leads. Any tips that help you increase interest? Should I be rethinking my asking price for rent? Are renters just not moving right now? TIA.
