    We have mostly rented to college students for 20 years (26 units) and we only do 12 mo leases. Sometimes they sit empty over the summer, but we’re still collecting rent. Never had a vacancy, ever. It helps that most rentals in the area also only do 12 month leases, so that’s the norm. We try to start most of our leases June 1st, and find that the best tenants are the ones that secure their lease early.

    How do you handle last minute cancellation or better yet, booking a condo/rental 1-2 months ahead and then they back out? Do you have a non-refundable booking fee?

    You iPhone App and Messaging App is not great. We can’t edit the messages, insert photos or the app keeps on asking for update when you try to open it. Is there any plan to rollout a robust iPhone App in the future. This is good for Business.
