Newbie in TN

I am completely green in this world of rentals. We acquired our first property in 2022…it’s now 2025 and we have just finished the renovation. …it’s a long story I won’t get into just now. I have a couple interested, but they have pets. I’ve had about 10-12 other leads, but this is the first one that has even inquired about applying. But they have pets. Here’s what I am offering them…the rent is $1600 and the deposit is $1600. Since I’m afraid of doggy damage I’m going to take the $1600 deposit and the $1600 rent and I’m going to add $100 a month to the rent that will go towards increasing the security deposit. The lease is 12 months so that would bring the security deposit up to $2800. IF they continue the extra hundred towards the security deposit would continue to 4 more months so the total security deposit would be $3200.

Is this a totally bonkers idea?
