I have an off market real estate deal. 4th Street in Uptown Harrisburg, PA. 2bed 1 bath townhome in a stretch of blocks behind a hospital that were built back in the day to be student housing. I bought after divorce to walk to work at hospital. Then ended up moving out of state after renovated with basic builder grade finishes in late 2009. Made it a rental. Now I’m over managing from out of state as last tenant was dirty and left a big mess when I did not renew lease as I planned to sell this Spring. house is being cleaned today and will be ready to go. Market rent is $1295 after cleaned up. Yes it needs the basics of fresh carpet, paint, new bath vanity, etc. The Lowes cabinet installed 12/2009 still good. All replacement windows in 2009 as well. 1 comp on the block sold for $97k 1/31/25 and needed wood floors refinished and some other to get ready to rent.
