Add Rental Property: Begin by adding your rental property to TurboTenant. Fill in essential property details to ensure applicants know they’re applying to the right place. Once your property is added, you can easily invite applicants to apply directly or share your listing page via text or email, complete with a link to the online application.

Renter Application: Prospective renters kick off the application process by specifying their living arrangements and preferred move-in date. They then provide personal details, including contact information and an emergency contact for your records. Our application also requests both current and past addresses to assess their rental history, with contact information for previous landlords included.

Past Landlord Reference: TurboTenant simplifies your life by automatically contacting their previous landlords on your behalf to request references. Past landlords can respond to a series of questions about their renting experience with the applicant, and their responses are made available to you alongside the renter’s application.

Background Questions and Documents: The next phase gathers crucial information, such as pet ownership and smoking habits. To boost your confidence in selecting the right tenant, there’s a series of self-reported background questions that can be cross-referenced with TurboTenant screening reports. You can even add custom questions if needed via the settings area.

Application Fees: Applicants proceed by uploading relevant documents like pay stubs or bank statements to verify their income, along with a copy of their ID. They then pay the application fee, with TurboTenant offering two options. The most common is our $45 Pro application, including a credit report, national criminal report, and eviction history.

Setting Password and Verification: After payment, applicants set a password for their TurboTenant account, allowing them to revisit and edit their application, including additional uploads. They can also personalize their application with a photo and bio. Finally, renters verify their identity and authorize a credit and background check.

Accessing Renter Information: Upon completion of their application, you’ll receive an email notification, and their information will be instantly accessible within your TurboTenant account. With all this comprehensive data on each applicant, you’ll be well-equipped to make informed decisions, find the perfect tenants, and fill your vacancies quickly.

Add Rental Property: Add your rental property to TurboTenant. You’ll fill in the basic information about your property, so the renter knows they are applying to the right place. After you add your rental property in TurboTenant, you can invite an applicant to apply directly or share your listing page with them via text or email. This invite will include the link to bring them to the online application for your property.

Renter Application: The interested renter starts by selecting who they’ll be living with and when they would like to move in. From there, they’ll start to add details about themselves, including their contact information, as well as an emergency contact, so you’ll have that on file if they do become a tenant. Our rental application asks for both current and past addresses in order to give you insight into the rental history. Renters are required to include their previous landlord’s contact information as well.

Past Landlord Reference: To make your life easier, TurboTenant automatically reaches out to their previous landlords on your behalf to request a reference. Their previous landlord can answer a series of questions on their experience renting to them, and we’ll make those responses available to you alongside the renter’s application.
